The work, in plain English.
What it is
Installation of loft boarding across the joists, typically on raised stilts above the insulation so the boarding sits at the correct height without crushing the insulation below.
Who it's for
Homeowners running out of storage in the house, Christmas decorations, suitcases, keepsakes, seasonal clothing, and anyone who's had insulation topped up to modern depths and no longer has a usable loft floor.
When you need it
After insulation upgrades, during a whole-house declutter, or when moving into a new house and wanting the loft to be usable from day one.
Why a specialist
Modern loft insulation depth (270mm+) is well above the top of a standard ceiling joist. Boarding straight onto the joists crushes the insulation and destroys most of its value. Raised loft boarding solves both problems, usable floor and full insulation performance.
Small problems compound quickly.
Loft boarding sounds like a weekend job. The reality is it lives above your ceiling, sits over insulation, and has to carry weight, and every one of those needs planning.
- Boarding fixed straight onto ceiling joists crushes the insulation and can undo hundreds of pounds of insulation upgrade savings.
- Under-specified boarding sags and creaks under real storage weight.
- Poorly-fixed boards move underfoot, a trip hazard in a low-light space with a hatch drop behind you.
- Blocked eaves ventilation causes condensation in the loft, which then damages joists, wiring and stored items.
- Damaging existing electrical cables run across joists is a real risk without careful planning of fixings.
Where DIY and general trades come unstuck.
- 01Buying flatpack loft-legs and boards from a DIY store without checking the joist spacing in your loft.
- 02Boarding the entire loft when you only need a defined storage area, better to board an accessible zone properly.
- 03Ignoring the loft hatch, it's often the weakest point of the whole loft and needs its own attention.
- 04Not planning access, if you can't get up there safely with a load in your hands, the boarded loft won't get used.

The specifics, materials, methods, and where each option fits.
Modern loft boarding is not what it was ten years ago, insulation depths have doubled, and the boarding system has to work around that.
Raised loft-leg systems
Plastic or timber stilts fixed to the joists that raise the boarding above the insulation layer. Standard leg heights typically accommodate 270mm+ insulation depth without compression.
Board material
Tongue-and-groove loft-grade chipboard is the standard choice, designed to be lifted through a loft hatch and laid tight without a gap between boards.
Zoning
Rather than boarding the entire loft, a defined zone is boarded around the hatch and along key access lines. This uses materials efficiently and preserves the rest of the loft for services and ventilation.
Ventilation
The gap at the eaves has to stay clear so the roof void continues to breathe. Blocking it causes condensation, which damages joists and everything you're storing.
Loft hatch upgrades
Existing hatches are often small, uninsulated and awkward. Where required, hatches can be enlarged, insulated and fitted with a pull-down ladder for safer access.
Cables and pipework
Existing electrical cables and pipework across the joists are worked around cleanly, never buried under boarding in a way that would need destroying the boarding later to reach.
Straight answers before you enquire.
Will loft boarding damage my insulation?▾
Not when done properly. Raised loft-leg systems keep the boarding above the insulation depth, the insulation stays uncompressed and continues to perform as designed.
How much weight can loft boarding take?▾
Loft boarding is designed for typical domestic storage: boxes, suitcases, seasonal items. It is not a floor rated for habitable use or heavy plant. Alex will confirm the joist condition can carry the intended load at the survey.
Do you install loft ladders?▾
Loft ladders can be included as part of the job, along with hatch enlargement where the existing hatch is too small for practical access.
How quickly can I get a quote?▾
Quotes are free. Alex books your site survey in and completes it within 7 days of your enquiry: often faster. You get a clear written quote afterwards, either as a fixed price or a day rate, whichever suits the job.
How soon can the work start once I accept?▾
Most jobs are booked in within a month of quote acceptance, depending on the size of the work and the current schedule. Smaller jobs often slot in sooner, call Alex directly to check current availability.
How long does loft boarding take?▾
A typical boarded storage zone is one to two days on site, depending on the loft size, insulation depth and any hatch or ladder upgrades.
Is the work guaranteed?▾
Yes. Full installations completed from start to finish by AJW Carpentry, where AJW supplies all the materials, carry a 5-year workmanship guarantee. The guarantee does not apply to repair or remedial work, fit-only jobs where you supply the materials, or damage caused by misuse or third-party alterations after completion.
